House demolition by town: Durbanville, Paarl, Stellenbosch and the rest
Nine towns account for most of the demolition enquiries outside the Cape Town city bowl. Each one differs in the stock that comes down, the access a machine gets to it, and which authority issues the demolition permit.
Durbanville
Durbanville housing is predominantly post-1966 brick cavity on a concrete slab under tile, on plots wide enough for a tracked excavator to reach the structure from the street. The heritage age gate therefore applies to very little of it, the old village core around Oxford Street excepted. The demolition permit is issued by the City of Cape Town.
Brackenfell
Brackenfell splits between 1970s to 1990s single-storey brick housing and the light-industrial and warehousing stock around the Brackenfell industrial area. Residential demolition here is straightforward mechanical work. Industrial units bring steel portal frames and roof sheeting old enough that asbestos testing applies before anything is lifted.
Kraaifontein
Kraaifontein carries two stocks at once: older subsidised housing on narrow plots where boundary walls sit tight against the structure and a machine cannot get a clean approach, and newer estate housing with good access. Asbestos roof sheeting is common on the older half and is tested rather than assumed safe.
Somerset West
Somerset West runs from mid-century housing on generous older plots to modern estate housing. On an estate the constraint is rarely the structure: access runs through narrow internal roads, and the body corporate sets working hours, access routes and notice periods on top of the municipal requirements. The permit comes from the City of Cape Town.
Strand
Strand sits on the beachfront, and salt-laden air drives rebar corrosion and concrete spalling in older blocks, balconies and boundary structures. Spalled concrete has lost section at the corroded bar, so those elements are assessed before any load is placed on them during demolition. This is the single most common surprise on a Strand job.
Gordon’s Bay
Gordon’s Bay is built up against the mountain, and access sets the price more often than the structure does. Split-level slabs, retaining walls and single-track approach roads mean a smaller machine and a larger share of hand demolition than the same house would need on a flat plot.
Stellenbosch
Stellenbosch falls under Stellenbosch Local Municipality, not the City of Cape Town, so the demolition permit is applied for there. The historic core holds Cape Dutch and Victorian stock, most of it built before 1966, which puts Section 34 of the National Heritage Resources Act on top of the municipal permit. Lime mortar releases brick largely intact, so salvage recovery is high.
Paarl
Paarl falls under Drakenstein Local Municipality, again a separate permit authority from the City of Cape Town. The old town along Main Street carries Cape Dutch werf buildings, Victorian housing, thatch and lime-mortar walls, and the heritage gate catches most of it. Newer housing on the outskirts is ordinary mechanical demolition.
Grabouw
Grabouw falls under Theewaterskloof Local Municipality in the Overberg. The work here is weighted towards farm structures rather than housing: packing sheds, cold stores and steel-framed outbuildings. Sheeting and structural steel carry real salvage value, and insulated cold-store panels are a separate disposal stream rather than ordinary builders’ rubble.
Heritage Western Cape is the Section 34 authority across all nine towns, whichever municipality issues the demolition permit. The 60-year age check runs the same way everywhere.

The 60-year heritage gate
Cape Town holds a disproportionate share of South Africa's pre-1966 building stock, so Section 34 of the National Heritage Resources Act catches far more ordinary property here than elsewhere. The age check happens before a programme is committed anywhere in the metro.
Water-restricted dust suppression
Dust control conventionally runs on water volume, and Cape Town restricts water use. Suppression uses misting at the breaker head and staged wetting of the drop zone rather than open hosing.
The south-easter
Summer south-easterly wind governs when high work and dust-generating work can run, and it affects the Atlantic Seaboard, Blouberg and the Cape Flats hardest. High elements come down early in the day during the windy season.

Do you work in the Winelands?
Yes, in Stellenbosch, Paarl, Franschhoek and the surrounding farms. Winelands stock is heavily heritage-gated, and lime-mortar construction means brick recovery rates are high. Thatch and Cape Dutch structures need the heritage position resolved before any programme is committed.
Is there a travel charge for outlying areas?
No. Distance affects the price through the round trip to the nearest licensed landfill rather than through a separate travel charge. Disposal is a per-load cost, and a site far from a receiving facility carries more of it. The site visit and quote are free across the whole service area.
