Floor area matters, but two identical 120 m² houses can differ by more than double: one detached on an open plot in Brackenfell, the other terraced with no side access in Woodstock and built in 1910.
What reduces the price
- Salvage. Structural steel, roof sheeting and Oregon pine carry real value, and that value is credited against the quote rather than kept by the contractor. See reclaimed building materials.
- Crushing on site. Concrete crushed on site removes disposal tonnage and replaces imported fill, where space allows it.
- Scale. Fixed costs — mobilisation, set-up, permits — spread across a larger area.
- Partial rather than full strip. Leaving a sound slab in place removes both breaking and disposal.
- Timing. A job that can wait fits around other work rather than displacing it.
Why there is no rate card on this page
A published R/m² rate would be either meaningless or misleading, because the same rate covers jobs that differ by more than double. Why will nobody give me a demolition price over the phone?

Is rubble removal included in a demolition quote?
Load-out, site clearance and disposal at licensed facilities are part of the scope, and disposal is a named line on the quote with the receiving facility identified. A quote that does not mention disposal is a quote that has not priced it.
Why is a quote for an old house higher?
A structure built in or before 1966 falls under Section 34 of the National Heritage Resources Act, which requires a Heritage Western Cape permit and can attach recording or salvage conditions. Older Cape Town houses are also more likely to be terraced or semi-detached, which forces hand demolition near the party wall.
